What's in this version

Objective drafting fixes, deal terms preserved.

The Citrus House Blank 3 PDF (the venue's own template, dated effective May 19, 2026) had a handful of objective drafting defects — a duplicated paragraph in Force Majeure, an internal contradiction between "No ADR" and "Attorneys' Fees," a cancellation tier gap, a dangling "balance" with no defined deposit. v1.1 fixes those without touching the deal terms. The full eleven-issue audit is in the redline analysis.

What changed

Force Majeure de-duplicated and re-paragraphed. Attorneys' Fees clause aligned with the No-ADR clause (arbitration reference removed). Cancellation tiers re-engineered to be gap-free, with explicit handling for "no advance deposit" cases. Typos corrected. Program named legally as "7ABCs Summer program" / "the Program."

What did not change

Rental fee structure (30% of ticket sales). Indemnification (one-sided to lessor). "As-is" condition. Choice of WA law. Signatories (Zachary Peoples · Hannah Frelot). All deal-economic terms preserved as the venue's paper.

How signing works.

  1. Open the email from DocuSign on behalf of 7ABCs. Subject begins "Sign: Citrus House Venue Rental Agreement…"
  2. Click Review Document. DocuSign opens the signing page; the agreement loads with signature, date, and name fields already placed.
  3. Read through the agreement. Click each yellow field and sign or type as prompted. Hit Finish when done.
  4. You'll receive a confirmation email with the signed PDF + Certificate of Completion attached. We get a copy at the same moment.
Note for whoever sends the envelope: the PDF carries faint DocuSign anchor tags so fields auto-place. In DocuSign's "Add Fields" step, use the Anchor Text mode and map: \s1\ → Lessor signature, \d1\ → Lessor date, \n1\ → Lessor printed name, and the corresponding \s2\, \d2\, \n2\ for Lessee.
